What does it cost to talk to you?
Nothing, ever. Texting or calling to ask questions is free and carries zero obligation. There are no forms on this site and it collects no personal information about you.
I’m barely starting to think about this. Is it too early to reach out?
It’s never too early — early is actually the best time. Even if you’re a year out, a quick conversation now tells you what to work on so you’re ready when you want to be.
Do you only work with first-time buyers?
No — first-time buyers are a focus, but Steven works with move-up buyers, refinances, and new construction too. First-timers just tend to need the most patient guide, and that’s the part he enjoys.
Where are you licensed?
Steven is licensed in Minnesota & Wisconsin. If you’re buying elsewhere, reach out anyway — Fairway is nationwide and he can point you to the right person.
Money & qualifying
How much do I really need for a down payment?
Often far less than 20%. Conventional loans go as low as 3%, FHA is 3.5%, and VA and USDA can be $0 down. Minnesota down payment assistance may cover part of it too. The real number depends on your scenario.
What credit score do I need?
FHA loans often work in the 580s; conventional generally starts around 620, with better pricing as your score climbs. If yours needs a little work, Steven will show you the highest-impact moves — no credit-repair upsell.
Will getting pre-approved hurt my credit?
Barely. It’s a single hard inquiry with minimal impact, and multiple mortgage inquiries in a short shopping window are treated as one. The benefit — knowing your real budget — far outweighs it.
Can I qualify with student loans or other debt?
Usually yes. Debt is just one part of your debt-to-income picture, and there are specific, favorable ways to count things like income-based student loan payments. Plenty of buyers close with debt on the books.
Timing & the process
Should I wait for interest rates to drop?
Nobody can reliably time rates. If a home fits your budget today, you can buy today and refinance later if rates fall. Waiting has its own cost — including competing later with everyone else who waited.
How long does the whole process take?
From accepted offer to keys is commonly around 30 days, though it varies. Getting pre-approved first is what keeps everything on schedule once you’re under contract.
What happens after I close — am I on my own?
Not at all. Steven stays reachable for questions long after closing, and he’ll keep an eye out if refinancing ever makes sense for you down the road.
